After you have signed the contract of sale on you Hilton Head property you need to prepare for the inspection. Unless you sold your property with no repairs or CL-100 requirements and crossed out and initialed paragraph’s 4 and 5 in your contract, you are bound to convey your property and its systems in “good working” order. Inspectors are hired by purchasers to review the systems and the house and report what they see. They are not allowed to put a new light bulb in, they simply report that the light was not working. Looking back over the past 12 months we saw about a 10% appreciation across the board in real estate pricing. Banks started loosening up their lending restrictions and there has even been a trend of buyers diversifying into homes from their stock portfolios. Christmas party chatter this year will reinforce buying real estate. With all this good cheer, what does not make sense is why a buyer today would make an offer lower than the average list to sell price when the property is priced correctly? Never thought Google could help sell a home, but we have written up 3 contracts in the last few days where the buyer made their offers “site unseen”. These buyers may never have seen the property, but they know it well. Their decision is based on Google, Zillow, MLS and all the internet research they have completed. They looked at all the photos, the virtual tours, checked out the location with Google Earth and even visited the courthouse online to review the relevant history of the property. The Port Royal community offers approximately 900 single family homes and 71 undeveloped home sites, with home site ranging in size from 1/4 acre to well over an acre. The first six months in our new location have been nothing but awesome. The support has been off the charts. We have had new clients find us and existing clients pop in to check out the new digs and to wish us success. That said, production was up 40% for the first 6 months and we are growing and expanding and see great growth ahead for Hilton Head Properties.

Purchasers and sellers of Hilton Head Property will run across “as-is” in the contract form and may wonder what exactly this means to them. As a buyer or seller, the as-is part of the contract allows information about the home to be put on the table. Paragraph 8 of the Hilton Head Area Association of REALTORS (HHAAOR) contract states that “as-is means the property is being conveyed in the condition in which it is presently found subject to the aforementioned paragraphs”. Looking through the previous paragraphs we find out more information on what “as-is’ could be for a purchaser and seller.

A few years back, brave heart buyers were rewarded with great prices on Hilton Head. This can be considered perfect timing. In general though we were missing confidence in the overall economy therefore many buyers sat on the fence. It is hard at best to time purchases like real estate but when all the variables including price, condition, location, value, rental and economy come together we find perfect alignment for our Hilton Head Buyers.
