Home pendings in the month of September were up across the board. The stable inventories on Hilton Head Island are holding prices in check right now, but keep in mind it is an Island that is 97% developed. If you are a buyer, negotiation is firming up for properly priced properties. For the seller, their is good news as the number of months in supply(your competition) dropped in almost all sectors.

We dodged a bullet on Hilton Hilton Head Island with Hurricane Mathew! Working together it is is amazing how much we have accomplished in such a short time. While we are picking up and mending our homes, many of our vacation properties and resorts will welcome you back once again. If you need work done on your Hilton Head property, we have a long list of vetted contractors and service providers that we would be happy to share. We are hearing outrageous quotes for tree removal and deposits being made and workers not showing up. Our contractors are local and you can call on them now or in the future. We can also have them check the condition of your property. Keep in mind, even vacant lots should be checked for leaning trees.

The Medicare Tax is a 3.8% tax that goes into effect January 1, 2013 and it does not apply to all Hilton Head owners. Only “high income” owners with Adjusted Gross Incomes(AGI) of more than $200,000 for individuals or more than $250,000 for married couples will have to deal with this new tax. As well, it does not apply to principle residences under $500,000 held jointly or $250,000 for a single. We suggest checking with your financial counselors to see if it is beneficial to sell before this new tax is put into place. The reason it is called a Medicare Tax is that this money will be allocated to the Medicare Trust Fund that is part of the Social Security System.

If you drive through a security gate on Hilton Head Island, chances are there is an annual POA fee for this community. POA stands for Property Owners Association which is a group of owners that oversee the roads, the security, the common area maintenance, the insurance, the lighting and landscaping in these common areas.
