Hilton Head Real Estate Trends for Buyers and Sellers

The most critical information that our Hilton Head Monthly Market Trend Report conveys is what I call the “Big Three”.  These are the vital statistics for determining negotiation or pricing and include:

  1. Average List price to Average Sales Price ~ This is a direct indicator of negotiation opportunity and the firmness of the market.  Buyers and sellers can benefit by understanding this number
  2. Average Days on the Market ~ This time frame applies to properties that are priced correctly for their condition and location.
  3. Average number of listings taken vs. Average number of sales in a given period which will give us the number of months of inventory that available for sale.  This can help buyers and sellers determine strategy.

October brings cash buyers to the table on Hilton Head

Cash buyers are heading to the closing table in October.  One of our buyers said it this way, “Real estate represents an asset class that is undervalued, stocks are too volatile and the banks are paying us nothing on our savings, so we might as well do something fun with this money.”   This buyer was our 4th cash buyer in October.  It is our hope this trend continues! Update on Beaufort Counties Delinquent Tax Sale

We have had several inquiries about the upcoming delinquent tax sale in Beaufort County(Includes Hilton Head and surrounding areas).  The properties will be auctioned in the order that they are listed on this report ~ View Delinquent Property.  If you are wondering the locations for the properties, this tax district map will help you locate the properties using the first 3 numbers after the letter, ie R510.

Listed below are the market trends for Hilton Head Real Estate for the month of July.  This is a snapshot of the activity on Hilton Head Island and shows us the activity at various price points and the negotiability of these. When sellers are positioned correctly with the big 3(condition, location and price) the DOM(days on market) is applicable.  This data should be factored in when researching buying or selling in the Hilton Head Area.  The good news for this month is we saw higher priced homes sell with strong activity in the $750,000 – 1 million dollar sector.
