As a teenager, I visited the Island in 70’s with my family. We all fell in love with the charm of the Island and one by one we all moved our families here. Visitors just like my family are doing the same thing. They have been visiting the Island for vacation and are returning to the Island when they are ready for a change in lifestyle. It is familiar and comfortable. These visitors are creating market trends that are fairly predictable which include Half Backs, Be Backs, Boomers and the upcoming Generations X & Y. An agent called the other day and presented an offer 70% off the adjusted asking price. We understood the buyer(agent) was trying to negotiate with the seller….but it seemed to me the agent really set their buyer up for disappointment. The first thing that popped into mind was “Do they really want to buy this home?” and “Who really came up with this price?” Typically when a buyer makes an offer this low, it usually means they do not understand the present real estate market and it is our job as professionals to move them closer to reality. Usually buyers need more information and will proceed if we better manage their expectations. Our recent market trends reports helps our sellers and buyers better understand the Hilton Head Real Estate market and sets them up for success. In this case, similar properties were selling for 11% on average off the listing price. So how did this buyer determine offering 70% less?

This is a snapshot of the activity on Hilton Head Island and shows us the activity at various price points and the negotiability of these. When sellers are positioned correctly with the big 3(condition, location and price) the DOM(days on market) is applicable. This data should be factored in when researching buying or selling in the Hilton Head Area. The good news for this month is we saw higher priced homes sell with strong activity in the $750,000 – 1 million dollar sector.

There are two types of Quarter Ownership on Hilton Head Island. With a rotating quarter, an owner gets 6 two-week ownership periods spread throughout the year plus a single week in January. Each year the ownership periods adjust so that over a four-year period, each owner has had access to all 52 weeks. As we ring in the New Year there are many things we did right in 2010 which we would like to grow upon in 2011. As well there are many things that we see in the year ahead that we could do better. Our top ten list includes all the things we are resolved to do better as we serve you in 2011. It is our hope that you will give us a chance to prove them to you.
1. We will save our Hilton Head sellers time in 2011
Time is money. The longer it takes to find a buyer, the more it costs us and our sellers. Our commitment to our sellers is to spend the necessary up front time designing a marketing strategy, preparing the property for the market and properly pricing the property from the get go. We measure our success by the number of showings and offers that we generate. Sometimes tweaking is required based on this activity.

In the 25 years of selling real estate on Hilton Head Island, I have seen buyer cycles come and go. Although this cycle may appear longer or deeper than the others, it too shall pass. One thing I have found in these cycles is that the very best real estate deals are often struck when the news in the papers is really, really bad. That said, the recent NYT article “Widespread Fear Freezes Housing Market” triggers another good reason to buy real estate on Hilton Head. While it may have made every buyer and seller shudder, one agent said it perfectly when he stated “Do the opposite of what they say in the newspapers when you buy and sell real estate on Hilton Head Island and your timing will always be good”…and the local numbers support the reasons why!
