Jane and I have recently been flush with cash buyers purchasing homes on Hilton Head Island. One buyer told me she was getting .90 basis points on her money and figured she might as well buy a house on Hilton Head and put her money to use and at least have fun with it. Our buyers are tired of the stock market emotional roller coaster and when they have put their money in the bank they are getting practically nothing. An agent called the other day and presented an offer 70% off the adjusted asking price. We understood the buyer(agent) was trying to negotiate with the seller….but it seemed to me the agent really set their buyer up for disappointment. The first thing that popped into mind was “Do they really want to buy this home?” and “Who really came up with this price?” Typically when a buyer makes an offer this low, it usually means they do not understand the present real estate market and it is our job as professionals to move them closer to reality. Usually buyers need more information and will proceed if we better manage their expectations. Our recent market trends reports helps our sellers and buyers better understand the Hilton Head Real Estate market and sets them up for success. In this case, similar properties were selling for 11% on average off the listing price. So how did this buyer determine offering 70% less?

If you have purchased a second home, lot or rental property in the Hilton Head Area (or are thinking about it), you are in for a break. Governor Nikki Haley signed in a bill this week that will encourage investors back into the Hilton Head Island Real Estate Market. This bill will give home site owners and second home owners the opportunity to pay 25 percent less in property taxes or the fair market value in taxes on the property, instead of paying taxes on the sale price of the property. Recently, a Hilton Head property pended after 900 days. It had also been previously listed for sale for for 500+ days previously with another agent, bringing it to a grand total of over 4 years on the real estate market. Sellers need to know that there only three reasons a property does not sell including condition, location and value. The Hilton Head real estate market offers opportunities for sellers, buyers and agents to be creative. Some sellers have sweetened the pot by throwing in furnishings, golf carts, boats, seller financing, property trades, accepted time share down payments, purchased home warranties, guaranteed rentals, removed wallpaper, staged homes, offered vacation bonuses and we even had one seller that took in rare gold coins towards their sale.
