Hilton Head Island’s Homestead Exemption

Did you know South Carolina offers a Homestead Exemption?  If you are a new homeowner that has moved to Hilton Head Island or Beaufort County and hold fee simple title, been a resident for at least one year, are over 65, have a South Carolina Drivers License or are permanently disabled or legally blind you should apply for the Homestead Exemption at our Beaufort County Auditor’s office.

Foreclosure is NOT the answer!

Right now, distressed sellers should choose a Short Sale over foreclosure.  Given that South Carolina is a recourse state, distressed sellers or property owners that are under water with their mortgage should consider taking action now.  In Florida, Wall Street Journal reports that some banks are going after sellers that may have had their homes, condos or second homes foreclosed upon.  In fact, there are now investors buying up these deficiency judgements.  The key for distressed sellers is that in a successful short sale negotiation it is possible to convince the lender to give up their pursuit of the deficiency judgement against the property owners.  Here are some other reasons to consider a  Short Sale vs. Foreclosure.  If you  would like for us to answer your questions or better explain the process, please email us at robbie@robbiebunting.com or call me direct at (843)842-0805



What is a POA fee on Hilton Head Island?

If you drive through a security gate on Hilton Head Island, chances are there is an annual POA fee for this community.  POA stands for Property Owners Association which is a group of owners that oversee the roads, the security, the common area maintenance, the insurance, the lighting and landscaping in these common areas.  Some of these communities also include golf, tennis, marinas and other amenities.  Listed below is a list of these communities and the costs associated with ownership and purchase. Hilton Head Buyers get a tax break!

If you have purchased a second home, lot or rental property in the Hilton Head Area (or are thinking about it), you are in for a break.  Governor Nikki Haley signed in a bill this week that will encourage investors back into the Hilton Head Island Real Estate Market. This bill will give home site owners and second home owners the opportunity to pay 25 percent less in property taxes or the fair market value in taxes on the property, instead of paying taxes on the sale price of the property. If you are a Hilton Head purchaser looking for property now or in the future, we offer South Carolina Buyer Agency and our Agreement which you may want to review.  No longer is it caveat emptor or “buyer beware”.  For buyers, this agency agreement can include term, be property specific and the proceeds can either be paid by you or as it is in most cases, paid by the seller from the published co-op fee(published proceeds) in the Multiple Listing Service. Many buyers that arrive on the Island do not know that this form of agency is available and should ask their Realtor about agency.  It is always nice to be able to dance with the person that brought you!
