Hilton Head Properties Looking back over the past 12 months we saw about a 10% appreciation across the board in real estate pricing.  Banks started loosening up their lending restrictions and there has even been a trend of buyers diversifying into homes from their stock portfolios.  Christmas party chatter this year will reinforce buying real estate.  With all this good cheer, what does not make sense is why a buyer today would make an offer lower than the average list to sell price when the property is priced correctly? Hilton_Head_Property_Values_2013Hilton Head buyers that are agonizing over a 1% counter offer from the seller are missing the point and usually the property in today’s market.  It is easy to understand why a buyer stays put on their offer in a declining market, but that option is going, going, gone.  Just look at Zillow pricing for Hilton Head over the last year.  It shows an improvement of almost 10%.  A buyer that gets sticker shock in an improving market, just may have to wait for the next recession to buy a home. Google_JuiceNever thought Google could help sell a home, but we have written up 3 contracts in the last few days where the buyer made their offers “site unseen”.  These buyers may never have seen the property, but they know it well.  Their decision is based on Google, Zillow, MLS and all the internet research they have completed. They looked at all the photos, the virtual tours, checked out the location with Google Earth and even visited the courthouse online to review the relevant history of the property.
