Hilton Head Villas are bouncing along what looks to be bottom.  Not sure it is sustainable and to be quite frank, it helps that we have more people on Hilton Head Island at this time of year.  Nonetheless, prices have leveled off on villas under $350,000 on Hilton Head Island for the last six months.  The graph below shows the last 12 months in villa sales exclusively on Hilton Head Island(Bluffton and Daufuskie are not shown here). We had a buyer step up recently on one of our properties and pay 96% of asking price…of course they started lower, but knew this was a chance of a lifetime type property. We have had a few properties where we were bidding with other buyers…and my clients all know I hate to lose!

Bananas have a shelf life, real estate does not.  Some sellers think that their property will get stale if it ison the market too long.  In fact, we have watched sellers take their property off the market, put it back on, take it off, put it back on and finally one day it sells.  They missed BUYERS because they did not understand the Hilton Head Market. Hilton Head Buyers won’t pay over fair market

Used to be that if we priced our properties a bit high we would still get an offer. Today with an “overstocked” market we now have to be within 3-5% of what the property is expected to sell for before we even get an offer to work with. This is because buyers can now go “window shopping” with their computers.  Buyers today do not have to physically visit a property to determine value. This takes the bidding process out almost altogether. If the buyer does not see value when they are “window shopping” on their computers they don’t ever step foot in the property, hence no showings or even bids on overpriced properties. While the azaleas are in full bloom, buyers are springing into the best real estate Hilton Head Island has ever offered.  The other day we compared our Hilton Head Real Estate Market to a buyers hometown market in upstate New York.  Unlike their market, Hilton Head is funnel fed by many boomers and buyers throughout the country and is correcting faster than other markets that rely on one industry or economy.  Seems a little national confidence can go a long way on this Island.
