There is a lot of good news in our real estate market right now with several oceanfront homes recently sold, a decrease in inventory levels in both homes and villas and some real low interest rates for loans over $417,000.  Our market is moving, how about you?

We are blessed here on Hilton Head Island and the LowCountry with many old and large trees. We also have tree protection ordinances in place to keep their beauty in our area for future generations. Trees not only add beauty but they are extremely beneficial to us all in many ways. Just a few are providing privacy to your home, cooling shade in the summer, removing carbon dioxide from the atmosphere and replacing it with oxygen, and roots providing protection against soil erosion. All this is great and wonderful, but trees need to be in the right space to provide benefits. Large protruding roots next to a house foundation or walkway can cause cracks and eventually destroy man-made structures. Falling branches over houses have been known to injure people in addition to destroying property.
Don’t take trees for granted and assume all is well because there are leaves on our trees. We must continually evaluate their location, mature size possibilities, health, soil condition and structural integrity in order to do what is right for them, our environment and us. We need to provide periodic evaluations by a certified arborist to determine the best course of action in our yards and landscapes.

Taxes on Hilton Head Island ~ A tale of two taxes

A lot of people came away from a recent article about an adjustment to the School District’s tax mill rate with the idea that their tax bill, when compared to last year’s tax bill, was going up.  THAT IS NOT CORRECT.

The complexity and nuances of public education funding makes it real easy for the average person to arrive at an erroneous conclusion.

A friend once said, if you want to dance you must pay the fiddler.  Although these costs associated with owning paradise, the time you spend with family and each other on the beach or together does not have a price tag.
 

We asked Cary Griffin of McNair Law Firm to give us a better understanding of closing costs as a buyer, seller or fellow associate.  Cary also put together a reference guide for the costs associated with each community.  Please keep in mind that the transfer fees can be negotiated by the buyer, the seller or split equally.  The closing costs in the links below are all based on a $100,000 average.  If you have a more expensive property, you can  remove the constants and use a multiplier to determine an approximation to your closing costs.  Here is a quick summary:

Caring Persistence on Hilton Head Island!

Buyers in the recent past have been a lot like my hound dog.  Every once in awhile you get their attention, but if a butterfly floats by or a poor day on the stock market takes place, the buyer and the hound head off in a different direction.  I started thinking about this the other morning when I was out walking my hound dog Sheeba.  As she poked around looking for scent, I called her several times and finally got her attention.  As she started heading in my direction, something distracted her and off she went back on her original course. 

My buyers were a bit distracted too.  Given the news in the economy in the past year, many buyers simply could not focus on anything including real estate. Every day  now it seems that there are fewer distractions.  In fact,  our Island’s real estate inventory went down last month for the first time in over a year.  With this supply decrease sustained we will start seeing a turn take place because real estate is governed by the simple law of Supply and Demand!

Inventory drops 4.5% on Hilton Head Island!

One thing that is always true, Sheeba comes running for food.  That said, when buyers start feeling and seeing this stability in the market place, they will all come running at once, too.   The problem with this is that we are an Island with a very limited and finite number of properties.
