Breaking News: Tax Credit Can Be Used on Closing Costs. Call Me For Details! 

FHA-approved lenders were recently given the green light to develop bridge-loan products that would allow first-time buyers (anyone who has not owned a home in the last three years) to use the benefits of the federal tax credit “upfront.”

 

Under these HUD developments and ! guidance, FHA-approved lenders can develop bridge loans that buyers can use in different ways. Most notably, you could use it to help cover closing costs, possibly buy down your interest rate, or even offer more than the minimum 3.5 percent down, which would allow you to make a stronger offer—a key strategy in some markets where first time buyers are competing with investors in specific price ranges.

 

Note: HUD officials indicate that the loans can’t be used to cover the required minimum 3.5 percent down, only to supplement the down payment. In addition to this new development, there remain many state, local and nonprofit lender resources and programs for buyers needing help with t! he 3.5 percent downpayment. (Call me to see which resources you might qualify for) 

 

These new developments, combined with the (up to) $8,000 tax credit and the historically low prices and still low mortgage rates, make this an opportune time to buy. The tax credit is only good through 2009, so now is the time to take advantage and not get caught in the crunch toward the end of the year when procrastinating buyers will scramble to buy before the tax credit expires.

We would like to share our monthly market trend reports with you.  This crystal ball or trend report tells us where the most robust (busiest) price segments of the market are.  It will show us the active number of listings and the sales that occur each month in each pricing segment.  It also give us an actual listing to sale price, the days on the market and the number of months of inventory.
 
The most critical information that a Market Trend Report will convey is what we call the “Big Three”.  The Big Three are the 3 most vital statistics for any market place in any price range.  The big three statistics are as follows:

1.  Average number of listings taken vs. Average number of sales in a given period which will give us the number of months of inventory that we have.  

2.  Average Days on the Market for properties that do sell when they are correct in price.  

3.  Average List price to Average Sales Price which is an indication of negotiation and the firmness of the market.

Beach Packing List

 

Light colored swimsuits ~ It makes your skin appear tanner!
Camera~ bring zip lock plastic bags to protect them at the beach

Sunglasses that are polarized…Wal-Mart fishing section has the best!

Sunscreen ~  every two hours or after swimming/strenuous activity.

Flip flops ~ the cheaper the better…

Sneakers or tennis shoes depending on where you’re from
Sweat pants/sweatshirt(cold movie theaters)

Towels, buy them here, they are cheaper!

Lip Balm ~ No one likes chapped lips
Jam Box or IPOD for the beach.

Bring along some detergent (packing light is cool)

Bring a tiny flash light so you can find your way on the dark bike paths

Beach Umbrella, Folding chairs, Sand toys for kids are cheaper here!

A large mesh beach bag is good to haul all this stuff to and from the beach

 

Lastly, put together a beach first-aid kit. It should include things such as Aloe Vera cream, sunburn reliever, band aids and anti-bacterial ointments. Don’t forget the over the counter pain relievers and be sure to add any prescription medications that your family may need while they are traveling. 

 

Have fun at the beach, but be sure to take a look at real estate.  2009 will go down in the books!  Right now, we are selling some of the best real estate we have ever seen.  Buyers are being rewarded for making offers in this market.

·     Lighthouse ~ Harbour Town in Sea Pines   Make the most of this trip.  Leave after lunch, go to Harbour Town and climb the lighthouse and play ground.  Take your rollerblades or bikes and visit South Beach to get a cool drink and a Salty Dog T-Shirt then dinner at Truffles in Sea Pines Center.  Keep your pass that you purchased at the gate and if you spend $100 or more in Sea Pines, the $5.00 is credited by that merchant

 

·     Shop ~ Tangar Outlet malls off Island or Unique Boutiques   Village of Wexford, Coligny Plaza, Harbour Town, Shelter Cove or Sea Pines Center… the shopping is fantastic.  Hit the shops early and on nice days as later in the week and especially on weather days the shops and restaurants are busy.

    Market Conditions

    The latest report from the National Association of Realtors reports that pending home sales rose 3.2 percent in March.

    NAR President Charles McMillan, a broker with Coldwell Banker Residential Brokerage in Dallas-Fort Worth, said the increase in buying power is quite remarkable. “Compared to a year ago, the typical family can pay much less in mortgage costs for the same home, or buy a better home without necessarily increasing their monthly payment,” he said. “For buyers who’ve been on the sidelines and have good jobs, the market has never looked more favorable. Homeownership has always offered immediate benefits and long-term value, but the advantages in today’s market are unique.”

    Regionally, the South saw the best outcome in pending home sales, rising 8.5 percent.

    The biggest decrease was seen in the Northeast, dropping 5.7 percent.

    10 Ways to Make Your House More Saleable

    1.      Get rid of clutter. Throw out or file stacks of newspapers and magazines. Pack away most of your small decorative items. Store out-of-season clothing to make closets seem roomier. Clean out the garage.

    2.      Wash your windows and screens to let more light into the interior.

    3.      Keep everything extra clean. Wash fingerprints from light switch plates. Mop and wax floors. Clean the stove and refrigerator. A clean house makes a better first impression and convinces buyers that the home has been well cared for.

    4.      Get rid of smells. Clean carpeting and drapes to eliminate cooking odors, smoke, and pet smells. Open the windows.

    5.      Put higher wattage bulbs in light sockets to make rooms seem brighter, especially basements and other dark rooms. Replace any burnt-out bulbs.

    6.      Make minor repairs that can create a bad impression. Small problems such as sticky doors, torn screens, cracked caulking, or a dripping faucet may seem trivial, but they’ll give buyers the impression that the house isn’t well maintained.

    7.      Tidy your yard. Cut the grass, rake the leaves, trim the bushes, and edge the walks. Put a pot or two of bright flowers near the entryway.

    8.      Patch holes in your driveway and reapply sealant, if applicable.

    9.      Clean your gutters.

    10.  Polish your front doorknob and door numbers.

     

    5 Things to Do Before You Sell

    1.      Get estimates from a reliable repairperson on items that need to be replaced soon, a roof or worn carpeting, for example. In this way, buyers will have a better sense of how much these needed repairs will affect their costs.

    2.      Have a termite inspection to prove to buyers that the property is not infested.

    3.      Get a pre-sale home inspection so you’ll be able to make repairs before buyers become concerned and cancel a contract.

    4.      Gather together warranties and guarantees on the furnace, appliances, and other items that will remain with the house.

    5.      Fill out a disclosure form provided by your sales associate. Take the time to be sure that you don’t forget problems, however minor, that might create liability for you after the sale.

     

    5 Ways to Speed up Your Sale

    1.      Price it right. Set a price at the lower end of your property’s realistic price range.

    2.      Get your house market ready for at least two weeks before you begin showing it.

    3.      Be flexible about showings. It’s often disruptive to have a house ready to show on the spur of the moment, but the more often someone can see your home, the sooner you’ll find a seller.

    4.      Be ready for the offers. Decide in advance what price and terms you’ll find acceptable.

    5.      Don’t refuse to drop the price. If your home has been on the market for more than 30 days without an offer, be prepared to lower your asking price.
