The Hilton Head migration of golfers has begun.  Once again, the big SUV’s and passenger vans will once again be rolling in and golfers will be stretching their legs as they check in for their golf trip to Hilton Head.  We have put together a list of some of the best golf packages and golf courses information below.   

Palmetto Dunes Golf Package

Palmetto Dunes offers anything frome one bedroom villas to bigger rental homes depending on your golf group’s size.  They offer several golf  packages including the “The Unlimited Golf Package” which features accommodations plus endless golf on three of their courses. The Oceanfront Hilton Resort in Palmetto Dunes

This oceanfront resort offers suites for buddy groups and couples.  They offer several golf packages including “The Ultimate Golf /Spa Escape” which includes accommodations, one round of golf per day for 2 or choice of one selected spa service per person, daily breakfast for 2, unlimited use of our health club facility, free sleeve of Titleist golf balls(not enough for me) and a complimentary beverage in XO Lounge(same).  View all of their packages here>

The Oceanfront Westin Resort in Port Royal

This resort offers several different “Stay and Play” golf packages.  The Barony, Planters Row and Robbers Row are all located in the community and are offered in the stay and play packages.  I liked the Play The Tour Packages – Packages for One or Two People with its choice of over 18 participating golf courses.  This resort offers a world class spa, restaurants and a fitness center.  View all of their golf packages here>

Sea Pines Resort

Sea Pines offers villas, rental homes and the Inn at Harbourtown combined with their golf packages.  The local golf courses in this community include Heron Pointe by Pete Dye, The Ocean Course and Harbourtown Links.  One package I found interesting was the “Enjoy three complimentary nights in a one-bedroom, one-bathroom villa at The Sea Pines Resort” now through March, 7 2010. Crowne Plaza in Shipyard

This oceanfront hotel offers accomodations for buddy groups and couples.  Their program allows you to book your hotel, select your preferred course and call the course directly to schedule your tee time.  View their golf packages here>

Rental properties never looked sooo good on Hilton Head!

Rental properties may have taken a beating in value but have kept on ticking when it comes to rental income.  While some values have dropped on rental properties as much as 30% on Hilton Head Island, the gross rental income has stayed fairly constant as vacationers recharge their batteries.  Recently purchasers have warmed up to rental properties as they negotiate some very sweet deals on some of the best properties. 

Short term rental properties are defined as weekly or nightly rentals on Hilton Head Island.  Many owners sign up with a rental company to manage and rent their property and subsidize their rental income with a VRBO type internet site.  Here is a sample rental proforma from a great oceanfront villa we offer for sale.  Whether long or short term rental is chosen, we can help you choose the right rental company for you and your property, simply email us at islandrealtor@hargray.com .

Short Term Rental Properties on Hilton Head Island

  1. Villas offer peace of mind as regimes or condo associations actively manage and care for the properties.  We refer to both townhomes and condos as “villas” on Hilton Head.  Most often these properties are owned by out of state owners that rent these properties on the short term rental market when they are not using the property themselves.  The Island offers 1,2,3 and 4 bedroom villas in rental areas including Sea Pines, Palmetto Dunes, Forest Beach, Shipyard and Folly Field
  2. Buy a rental home on Hilton Head Island.  Many villa owners later sell their villas and purchase a rental home that they rent short term until they move permanently to the Island.  Restrictive Covenants in communities often will dictate whether a home owner can rent their property by the week.  On Hilton Head Island, short term rental homes can be found in Sea Pines, Forest Beach, Shipyard, Palmetto Dunes and Folly Field.(please click on the links in villas to see the top ten reasons to buy property in each of these communities)
  3. Buy a Quarter Ownership on Hilton Head Island and use two or three weeks(or more) and rent out the rest.  Quarter-ownership includes 13 weeks of ownership with premier locations in Shipyard, Port Royal and Shelter Cove.  These are both hassle free and headache free as the management company handles all the details.
  4. Long Term Rental Opportunities on Hilton Head Island

  1. If you could freeze time, their would never be a better time to buy a home or villa on Hilton Head Island.  The values have been beaten down and some of our properties offer premier locations, pricing below replacement costs and are simply priced to sell.  Buying a home and renting it until you are ready to move or retire with prices below replacement on Hilton Head make sense.  what are you waiting for
  2. Buy a lot, build a home and rent it until you retire.  I have a friend that was a teacher up the north that did just this.  During the 80’s she purchased a home site and built a home.  For the next 10 years she than rented her home until she was ready to retire.  Given lot costs that are lower than I can even remember(1999 prices) and competitive building costs, timing has never been better.

Buy when everyone is selling and sell when everyone is buying!

These resort properties are located in some of the best areas of the Island and are either priced with immediate sale pricing or offer some negotiation.  Many of these sellers and their agents have realized to create a sale, the property must offer compelling pricing to attract a potential buyer.  Unfortunately there is a very limited supply of homes and villas on an Island, so it is better to be here now, than to show up later!

Palmetto Previews is my companies quarterly publication.  It is mailed to all Palmetto Dunes, Shelter Cove and Leamington Property owners as well agents mail this every quarter to their buyers that live off the Island.  With a distribution of over 35,000 copies we have recently started distributing this publication to the Oceanfront Marriott and the Oceanfront Hilton Hotels.  It is also distributed all through Palmetto Dunes and Shelter Cove in easy take one racks.

Dear Clients, Friends and Fellow Associates~

Why renovate before you sell your property?  The benefits of remodeling now include making your space more livable with savings that are available today.  I asked Bunting Construction on Hilton Head Island to give us some insight to remodeling.  Although Bunting Construction has built intricate ocean-front homes with artists that paint ceilings, they started their business remodeling older homes in the Sea Pines area.  The company does not settle for middle and simply does things right with a high standard and a fair price.

Thanks for calling us about the building and remodeling trends on the Island.  We have found that our clients often know what they want and have some very good ideas on how we can help them when it comes to remodeling projects on their homes.  We have been blowing out spaces to create new and exciting environments for them.  We recently completed a remodel on an oceanfront villa in Palmetto Dunes and took this villa to the studs(see our website below) and redefined and improved the space.  

Our recent projects include:  

+ Kitchen Areas – A kitchen is the heart of a home and many of our clients are opening up their kitchen to other areas of their home.  The advantage to this project is we can take this space and make everything open and brighter with the benefit of more space.  We often remove walls and relocate cabinetry to accomplish a better utilization of this space.  Many of our kitchens are also adding new granite countertops, additional counter space, cabinetry, recycling centers, walk in pantries, and island work areas.

+Sun Porches – Bring in the Sun!  Given the cooler temperatures we are experiencing outside, many of our clients are looking to add a screened in porch to their existing home.  We have found that these porches can coexist with side or back areas of the home as they meet set-backs.  We have also been adding some skylights so we do not darken interior spaces that are adjacent to these porches.  As many of our clients wish to use these spaces year round, we have also been adding windows and doors to create a great sun room.

+Master Suites – It is said kitchens and baths can sell a home and many of our clients are looking for more closet space in their existing master bedrooms.  We have found that often we can combine space from other areas including screened porches, offices, closets and hallways to reconfigure the space and provide bigger and better master suites.  Our projects usually include adding linen closets, separate showers, higher vanities, and whirlpool tubs. 

Despite the economy, remodeling is still one of the better and stronger investments anyone can make because you get to enjoy it now. Dear Future Buyers,

If you are thinking of buying property now or in the near future on Hilton Head Island, don’t take a chance on time. The real estate market is dishing up some fabulous properties that not only offer incredible pricing with impeccable condition and fabulous locations. That said, below is a true story about waiting to buy.

In 1986, I met Ron a potential buyer for a second home near the beach at our furnished Huntington Model. Ron was my first real contact with an IBM engineer. Ron was a pipe smoking, Volvo driving analytical. Needless to say, for the next three years we spoke on the phone or met numerous times reviewing square footages, villas for sale, homes for sale and compared price per square foot as it related to location to the beach.

I should also mention that in those years, inventories were high and prices were still adjusting as the 1986 tax laws changed the deductions allowed on multiple properties. We were in a market pretty much the same as we are today. Finally after three years Ron settled on the place we first met, a three bedroom Huntington Villa. I believe he got a furniture package included, but paid pretty much the same price he would have paid in 1986. The one thing Ron did lose while we over analyzed the market was the time he could have had with his wife and grand children enjoying it.

A few years passed by and I saw Ron again and we laughed about our search together and the formulas we developed. I asked him how the villa was working out and did he have any regrets. He told me then that the only thing he regretted was not doing this three years earlier. To finish the story, a few years ago I had a call from Ron’s wife to tell me that he had passed away.

How much time are you willing to lose waiting for a sign, or the right time or the right price? You just cannot take a chance on time and when you are finally ready, I now have all the formulas thanks to Ron!
