Property owners today get easily confused with all the information that is readily available. Sellers of real estate get tons of mail, have all the information at their fingertips, but when it comes time to making a decision, they tend to base their decision on perception rather than reality. We subscribe to the theory that the customer is”always right”, but sometimes  clients are just a little confused.  They may have been conditioned by past markets, but no worries because we will help them get on the right path.  While some needs are impossible to achieve, some are easier than ever.  Let us know if you are a needy seller.

Needy Sellers statements:

  • I need a shorter listing period…
  • I need to take it off the market to give it a rest…
  • I need more money…
  • I need more showings…
  • I need to wait it out…
  • I need….

If you are a seller and have certain needs and wants, give us a call or shoot an email to us at robbie@robbiebunting.com.  We promise to listen and let you know if your needs are achievable!

Hilton Head Buyers won’t pay over fair market

Used to be that if we priced our properties a bit high we would still get an offer. Today with an “overstocked” market we now have to be within 3-5% of what the property is expected to sell for before we even get an offer to work with. This is because buyers can now go “window shopping” with their computers.  Buyers today do not have to physically visit a property to determine value. This takes the bidding process out almost altogether. supra_800Replacement properties on Hilton Head are easier than ever to find and sellers now risk losing buyers if they postpone or delay even one showing.  In order to sell, properties must offer easy access and the easier, the better.  Our Hilton Head agents are accustomed to “call first than lockbox” if the property is occupied.  Keep the showing instructions simple and uncomplicated for the agent and their buyer.  If you have showing  instructions that include 24 hour notice, agent must attend, no showings before 5, after 9 or on weekends, call tenant, call for appointment due to pets or any other restrictions you may want to revisit your showings with your agent.
