The urgency to buy property on Hilton Head Island has to be intense if you are a buyer!   Typically this decision is based on a need or a want and only when the right timing and circumstances collide do purchasers make the decision to buy a property.  The pressure must be intense. We suggest making an offer before you arrive subject to your visit or selecting two properties to think about on  your travels home…after all we don’t want you to have crocodile tears if you miss out.

How do agents use their Hilton Head Hot-sheet?

Everyday Hilton Head Real Estate agents check their hotsheet to find out what is happening in the real estate market.  Some Realtors check their hot sheet daily and others check it more frequently as this hot-sheet is full of useful information for buyers and sellers.  This is where we see the most recent price adjustments, recent sales, closed sales for the day (pendings), properties that have expired, new listings and properties that are back on the market.  This hot-sheet can help us navigate the market with our buyers and sellers. How’s business on Hilton Head Island?

The other day I stopped at a local shop on the Island.  The owner was friendly and I asked him “how’s business?”.  His answer was “I work every day”.  After walking away I thought about his answer as it not only stated a work ethic it stated so much more.  It was said in a tone of pride and gratitude that he had customers, he had a business and he had the ability to serve them.  Wow.

As we work forward in real estate, when someone asks us “How’s Business?”, our reply is going to be “We work every day” .  We are grateful for our clients,  the work they give us and the chance to have a business on this wonderful Island.  With pride and gratitude we can make a difference in their lives.



March 2011 Update for Hilton Head Buyers and Sellers

Jane and I are seeing confidence flow back into the Hilton Head Real Estate Market.  Some of this has to do with the time of year as buyers are prevalent when the azaleas are in bloom, but we are now seeing more than just spring happening.  Buyers are now writing contracts when they get home and the ether wears off.  Listed below are some of the notable trends for last month:
  • For every property we sold, a new listing took its place.  (this should “stabilize” prices in these categories
  • Unfortunately the higher the price, the longer the Days on Market for properties that are selling
  • Sellers and agents are taking the negotiation out of pricing on homes and villas

Sugar coating is not good for sellers!

Last week the article “Sellers should throw the dog a bone” created some great controversy and discussion.   We had one seller say to us that he would throw a low ball offer into the waste basket and never respond to it, but we also had one agent say what the heck and told her seller to counter the low ball with a bottom line number.  Now they are heading to closing.  Not that all sellers are the same, but one thing is for sure, they sure get testy when you start talking about money. As this market continues to change, we are finding new ways in which we do business.  It used to be that we would run a great ad for our open houses and hold our breath hoping that this ad would attract potential purchasers into our properties.  Needless to say it “physically” required the buyer and the realtor to be there.  This was such a waste of time for everyone involved.  In fact, it took longer to find a property a year ago than it does today, because our buyers are now virtual. Higher priced properties are selling on Hilton Head Island in 2011

In 2009, the market was barely breathing.  In 2010, the market was active in price segments under $750,000.  In 2011, we are seeing  a trend on Hilton Head Island that includes steady activity on some of our higher priced properties .  This is good news for all Hilton Head sellers that are correctly positioned in the market with fair market value on properties with good condition and location.  Below is the market trend report which shows this welcomed activity on Hilton Head Island Read the rest of this entry
