Coastal Yacht Management is proud to announce our recent acquisition of the Duffy Electric Boat dealership on Hilton Head and the surrounding area. In the past three years we have been working diligently to service the fleet of electric boats in Palmetto Dunes, Hampton Lake, Palmetto Bluff and Hilton Head Lake working through a dealer located in Georgia. Being a Duffy dealer we now have a direct line to the manufacture in California which will expedite our clients needs for parts and warranty claims. The relationships we have developed with our clients over the years puts us in the unique position to assist them when it comes time to sell their used boats as well. We are here for our clients from the time they buy a new or used boat to when they decide to sell.

Additionally we offer a wide spectrum of services on larger yachts. My love for the water and boating is what brought me to this beautiful island over 20 years ago which has worked well for me.  Having the opportunity to do what I love has been a blessing and I am grateful for that each day.

62 is the Magic Number for a Reverse Mortgage

Almost 10,000 baby boomers per day are are turning age 62 and heading to Hilton Head Island for retirement.  You might ask what is so important about turning age 62… well age 62 is the minimum age to qualify for a FHA reverse mortgage and the costs to secure these mortgages is dropping.  Although the reverse mortgage has been available for more than 20 years, it is still misunderstood.  The most common misconception is that the bank owns the house;  that is not true.  The bank holds the mortgage, while the homeowner retains title. As an Islander the Heritage is about an Island, it’s a celebration of spring, it is azaleas blooming, suntans, happy people and living in the Low Country.  It has become bigger than a great PGA golf tournament at the Harbour Town Golf Links.  The tournament has given everyone of us something to be proud of, something to be grateful for, something to share and celebrate and it belongs here on Hilton Head Island. BlogHiltonHeadRealtorLooking back to 2009 buyers were scarce and very demanding.  Only great properties with great locations and great prices sold in 2009.  If a property did not have all three of these characteristics the property sat on the market.  In 2010, a few more buyers showed up(11% more than in 2009) and these buyers had less demands than the 2009 buyers, however they still demanded great pricing.   In 2011 while proper pricing is still a requirement, we are seeing something we have not seen in a very long time, multiple bids on properties.  Most buyers have been sitting on the sidelines waiting for the economy to move for the last few years and are ready to make a move.  The good news is that although many are still looking for a deal, they are once again shopping for lifestlye. As we ring in the New Year there are many things we did right in 2010 which we would like to grow upon in 2011.  As well there are many things that we see in the year ahead that we could do better.  Our top ten list includes all the things we are resolved to do better as we serve you in 2011.  It is our hope that you will give us a chance to prove them to you.

1.  We will save our Hilton Head sellers time in 2011

Time is money.  The longer it takes to find a buyer, the more it costs us and our sellers.  Our commitment to our sellers is to spend the necessary up front time designing a marketing strategy, preparing the property for the market and properly pricing the property from the get go.  We measure our success by the number of showings and offers that we generate.  Sometimes tweaking is required based on this activity.

Pricing Property Properly Prevents Poor Marketing Performance

One of the problems with today’s real estate market is there are some sellers that don’t know the differerence between value and price.  Sellers need to know that ignoring value is a form of denial!  The best way to determine if your price is close to value is to look at the number of showings or offers a property has had.  The further these two are apart, the less activity a property will get no matter how big the ad is or how good it looks on a website!
