The perfect order
As in life, timing is important in every real estate transaction. I have spent 25 years learning timing techniques for my clients and their Hilton Head properties. Good News! Last month on Hilton Head Island my company succesfully helped THIRTY TWO(32) of our sellers negotiate the sale of their properties. On top of all this, we also found TWENTY EIGHT(28) buyers for properties around the Island. With sixty (60) sales in just one month we need more properties to sell! Read the rest of this entry

Buy and rent on Hilton Head Island
My financial guy explained a simple concept to me today. He explained that in the past few years, families could rent for less than they could own a property. However now that the long term rental markets are firming up, owning is now becoming cheaper than renting. Factor in the low interest rates and the values around the island and real estate investments make sense.
Buy a home and rent it until you move to Hilton Head!
If you could freeze time, their would never be a better time to buy a home or villa on Hilton Head Island. The values and some of our properties offer premier locations, pricing below replacement costs and are simply priced to sell. Buying a home and renting it until you are ready to move or retire with prices below replacement on Hilton Head make sense. what are you waiting for?

Sellers are either “In” the Hilton Head Market or “Out”
It seemed to me that there were a lot of properties for sale the other day. That was until an agent spoke up in one of our Dunes Marketing Group sales meetings. Of the properties in a community he showed a client, only 20% of the sellers were actually “in” the market. The other properties were over priced and the buyer did not even want to look at them. I did some market research on this area and others and discovered that 80% of the properties were on average 40% higher in price than the others. Once he and his buyer realised this concept, a buying decision was made based on these “lower” inventories. Read the rest of this entry

The signs on Hilton Head Island
Blooming azaleas, buyer appointments, phones ringing and multiple offers are all signs that Hilton Head is clearly in recovery. Although, the recovery will be more of a campaign than a flip of a switch, it is now taking place. Sellers are finally listening to their agents, buyers are finally stepping up to these properties with confidence and it is now GAME ON. Read the rest of this entry

Hilton Head’s Bottom is clearly showing
Properly priced Hilton Head properties are now selling. Reasons include the blending of season, interest rates, bottom pricing and consumer confidence. The simple truth is “time is at hand and the Hilton Head’s bottom is clearly showing”. There has been positive movement in the market as some of the older listings sell(some of these should have sold 2 years ago) and the newer listing that are correctly priced are selling quickly. If you are heading down for vacation, schedule your time early in your week. If you are not planning a trip, now is the time to jump in the car. Last week we had two buyers jump in their car and they negotiated great deals. Read the rest of this entry

Multiple offers on Hilton Head Island.
If you are a Hilton Head buyer or seller you need to know that we just sold a villa over asking price and had 3 offers on a home listing. In fact we had 3 cash offers over asking price on one of these properties. By the way, this property was not a short sale or foreclosure and was priced over a quarter of a million dollars. It was far from an easy layup. In fact, for the first 3 days after adjusting the price and before our second marketing blitz started…nothing happened on this Hilton Head property. Value is different than price
My real estate coach taught me the best lesson I have ever had in value the other day. He told me to take my self out of my Hilton Head real estate business and imagine myself working in a pizza parlor. He told me that I would be selling pizzas. My job was to promote and market the pizzas for sale. He told me my advertising budget was unlimited. My compensation was based entirely on performance.

How good is your memory?
Do you remember real estate prices in 1990? I was digging through my archives and found this article “Agents Snubbing Listings with Unrealistic Prices” The article is very appropriate today, even though it was written in 1990. Many sellers were listing their properties with undrealistic prices and agents and buyers were snubbing than as they are now! Read the rest of this entry
