Last month in June, we rocked and sold eight properties, just Jane and I. If you are thinking of selling, now is the time to get on the market or price your property to sell. It will not do any good to evaluate price in December when Hilton Head Island has fewer visitors and everyone is thinking of the holidays. Value is different than price
My real estate coach taught me the best lesson I have ever had in value the other day. He told me to take my self out of my Hilton Head real estate business and imagine myself working in a pizza parlor. He told me that I would be selling pizzas. My job was to promote and market the pizzas for sale. He told me my advertising budget was unlimited. My compensation was based entirely on performance.

Hilton Head Sales Pace is Picking UP!
We have assembled a comparison by community that compares the sales that have taken place in 2006, 2007, 2008, 2009 and 2010 year to date. This report is also broken down by types of property including homes, villas and homesites.
While the average selling price has dropped from last year, the number of sales are increasing. Compare the first quarter of 2010 to any of the years past and you will see growth is now taking place. Call Christine at Sea Pines CSA for a truckload of Mulch for your flower beds. Of course, you may have to wait for delivery(there were 28 loads in front of mine and I have to wait a week or two), but the mulch is free(with the exception of any gate fees). If the market is not coming to you, you must go to the market!
Today, the Hilton Head real estate market is determined by home buyers. If a property is getting little to no activity and has not yet had an offer, it can be assumed that the property is out of market. Agents that have these properties listed will start tweaking their marketing programs and increasing their efforts often to no avail.
