A few years back, brave heart buyers were rewarded with great prices on Hilton Head. This can be considered perfect timing. In general though we were missing confidence in the overall economy therefore many buyers sat on the fence. It is hard at best to time purchases like real estate but when all the variables including price, condition, location, value, rental and economy come together we find perfect alignment for our Hilton Head Buyers. The dominos are falling on Hilton Head Island. When one seller becomes a buyer and than that seller becomes a buyer the real estate market on the Island starts moving. Just a few years ago these chain reactions were scarce. Today with the fear of losing the low interest rates, the flow of buyer confidence, the selling season and great properties, dominos are falling once again. Do you dream of building a new home some day on Hilton Head Island? Let me tell you about a school teacher that I met that lives in a beautiful home on the Island. What a great forward thinker. She not only bought a lot, but she also built her dream home 10 years before she retired. She than rented the home until she was ready to make her move. While the azaleas are in full bloom, buyers are springing into the best real estate Hilton Head Island has ever offered. The other day we compared our Hilton Head Real Estate Market to a buyers hometown market in upstate New York. Unlike their market, Hilton Head is funnel fed by many boomers and buyers throughout the country and is correcting faster than other markets that rely on one industry or economy. We were dancing the “hokey pokey” as real estate buyers put one foot in and took one foot out the last few years on Hilton Head. In the 4th quarter of 2011, however, we saw buyers put both feet into the market as half-backs, second home owners and baby boomers bought properties on the Island. The signs on Hilton Head Island
Blooming azaleas, buyer appointments, phones ringing and multiple offers are all signs that Hilton Head is clearly in recovery. Although, the recovery will be more of a campaign than a flip of a switch, it is now taking place.
