Don’t be a Dinosaur.  The real estate market is changing quickly and as a buyer, seller, or agent there are some great opportunities that come with this change.  These changes will take place and there is nothing we can do to stop them.  While other conditions are simply beyond our control we believe that OUR TOP TEN LIST FOR REAL ESTATE SURVIVAL IN 2009 can help you buy a home, sell a home or earn a commission.  If you are ready to make a move here are some suggestions for this changing market:

The Top Ten List for Real Estate Survival in 2009

  1. Communicate – Information now travels at the speed of light and because of this we are expected to respond  faster.  Let’s all communicate faster right now!
  2. Embrace – Technology will continue to change the way we do business.  In fact, today 90% of all buyers research real estate on the net…this in unbelievable.  Let’s embrace technology right now!
  3. Network – Do not take for granted your old networks will be as reliable as they were for you in the past.  Business and the people in it are changing.  Look for new networks right now!
  4. Research –  Do you really know what market or situation you are in? Reliable information is now readily and easy to gather.  There is no excuse for not finding the information you need to move.  Call your agent or go to the net to find some answers right now!
  5. Build up –  Sell the sizzle, not the steak!  In other words build the value and not try to sell the price.  Just one idea but sellers and agents should team up and provide a list of  buyer benefits their real estate offers.  Benefit lists should include all the improvements and special features of the property and the community.  These lists should be shared with other agents and their clients in a checklist format via email or by flyer.  Some  more ideas include CLICK HERE TO READ MORE+++.  Let’s all sell the sizzle and build up the value of our properties right now!
  6. Phone – Pick up the phone and turn off the computer.   With the advent of the internet we have stopped calling and settled for email to correspond important thoughts and messages.   Use the net for backup communication only. Let’s all call someone on the phone right now!
  7. Encourage – Buyers, agents and sellers  need encouragement from each other.  It is amazing how a sincere rah-rah can move a deal into closing.   A pat on the back or a “from the heart” encouraging word goes a long way.  Tell someone “good job, good job” right now!
  8. Perseverance – Never, never give up.  If you are a buyer keep calling your agent.  If you are a seller keep calling your agent.  If you are an agent keep calling your sellers, buyers and other agents.  Agents, buyers and sellers are throwing in the towel too early.  In this market we all must keep pushing each other harder.  It may take more time and effort right now, but WE CAN DO IT right now!
  9. Ask –  I am a subscriber to “the green eggs and ham” closing technique.  Just keep on asking!  Never settle for indecision.  Go ask someone right now!
  10. Move – The market is busy and it requires all of us to move.  If you are a buyer or seller, it is time to move and there are agents ready to help.  Let’s all move right now!

I love the old qoute from President Kennedy…”ask not what your country can do for you; ask what you can do for your country”.  You and I must do our part.  Face it, real estate is bigger than the auto industry, bigger than banking and we can turn it around by working together.  If you are a client, seller, buyer or fellow agent there are a few things we can do for our Country and Hilton Head Island!

For my sellers on Hilton Head Island: 

Stand your ground.  You either want to sell or you want to stay…you cannot do both.  Right now there are buyers that are actively seeking properties, but they will not buy an overpriced listing.  If you are not serious in selling, take your property off the market. 

If you are serious in selling.  My suggestions to sellers includes:

  • Adjust the value(you may need to adjust 5-10% before you see showings or an offer)  BUYERS INTEREST IN AVAILABLE LISTINGS
  • Offer a $5,000 closing allowance for the next 30 days.
  • Spend $5,000 in improvements(call your agent and have them do a walk through with you.  Only “sharp properties are selling”

Doing something is better than taking no action at all.  Do something, better yet do all three!

For my buyers on Hilton Head Island: 

Don’t miss the bottom.  The last 4 recessions were officially announced an average of 522 days (17 months) after they were over.  How are you going to get the best property at the best price?  By making an offer today.

Have you called your realtor recently?  If not, pick up the phone and encourge your REALTOR.  Hearing from you will motivate them and start the process that will help turn this economy around.

As the world digs itself out of this recession, this might not seem like the best time to jump into real estate. But for those willing to invest for the long term, 2009 will be the year of the property bargains on the Island.

Right now, the buyer is being rewarded for making an offer as the very best locations are being listed for sale.   It takes time, patience, and in some cases, a little bit of creativity to find these properties, but in our opinion there will never be a 2009 timing opportunity like this one.   The properties are almost never identified as a value, but by researching purchase date, motivation, locations and condition we have found and negotiated some incredible deals.  Many of our buyers are using cash, but some are finding owner financing or land contracts to sweeten the deal.

We all know we cannot “time” the bottom of the market.  The key is not to lose “time” in our lives waiting for a sign or signal.  My wife told me once “Don’t take a chance on time” and I am sharing this with you because your time spent enjoying this Island Paradise is more valuable than the dollars you might save waiting for a better one.

Sea Pines Plantation

  1. It has great Beach!  Spanning South Beach to South Forest Beach and the ocean gate, you will enjoy the dolphins frolicking, sea birds swooping, pelicans floating, the sand and the waves of one of the prettiest beaches in the world.  Sea Pines offers five miles of Atlantic Ocean beach and if you get thirsty as you explore stop at full-service Sea Pines Beach Club and Surfside Grill half way through.
  2. It has great security!  Sea Pines installed Hilton Head Island first security gates in 1967.  Security personnel also patrol the plantations streets, and they can (and do) issue tickets fining offenders for the infraction of plantation rules.
  3. It has great Marinas!  Harbour Town Marina is the place to see and be seen with its circular design. Fantastic dining, live music entertainment, unique shopping and every water sport available. Harbour Town has a Gregg Russell Playground and a tree house for children, as well as a nature center.  South Beach Village the second marina in the Sea Pines Resort is designed after a New England fishing village and is located at the southernmost tip of Hilton Head Island. Nature tours, dolphin tours, kayaking, and para-sailing are only a handful of the activities available near the home of The Salty Dog Cafe.
  4.   8. It has cool stables!  Lawton Stables is home to 50+ American Saddlebred horses. Lawton Stables not only English riding lessons to residents and visitors, but also pony rides for children and guided tours through Sea Pines incredible natural Forest Preserve.
  9. It has great Architecture!  The look blends 1960’s Modern, California Modern, Japanese Architecture, Frank Lloyd Wright’s Aldbrass house, and the local vernacular style, or “Low Country Architecture” together and it feels good. Jonesville Road Communities

  1. It has great water access.  Jonesville Road has two partial deep-watercreeks running down each side.  On the right is Jarvis Creek with its view of Calibogue Sound and unspoiled Shoreline.   On the other side is Old House Creek which is a tidal creek that offers access to the inter-coastal waterways.  Both creeks offer boating, crabbing, fishing and exploring.  Homeowners along the creek put in docks and boat lifts to enjoy these waters.
  2. It has a great new communities. The new developments include The Paddocks, Shearwater, Graham Lane The Barn, Wayward Cove and Jonesville.  This was the last area to get water on sewer on Hilton Head and it is a place time forgot.  It offers a relaxed feeling with architecture that is Southern Vernacular at its best, blurring the lines between indoors and out.   Jonesville offers a sanctuary on the Island for a vanishing way of life.

We would like to share our monthly market trend reports with you.  This crystal ball or trend report tells us where the most robust (busiest) price segments of the market are.  It will show us the active number of listings and the sales that occur each month in each pricing segment.  It also give us an actual listing to sale price, the days on the market and the number of months of inventory.
 
The most critical information that a Market Trend Report will convey is what we call the “Big Three”.  The Big Three are the 3 most vital statistics for any market place in any price range.  The big three statistics are as follows:

1.  Average number of listings taken vs. Average number of sales in a given period which will give us the number of months of inventory that we have.  

2.  Average Days on the Market for properties that do sell when they are correct in price.

Beach Packing List

 

Light colored swimsuits ~ It makes your skin appear tanner!
Camera~ bring zip lock plastic bags to protect them at the beach

Sunglasses that are polarized…Wal-Mart fishing section has the best!

Sunscreen ~  every two hours or after swimming/strenuous activity.

Flip flops ~ the cheaper the better…

Sneakers or tennis shoes depending on where you’re from
Sweat pants/sweatshirt(cold movie theaters)

Towels, buy them here, they are cheaper!

Lip Balm ~ No one likes chapped lips
Jam Box or IPOD for the beach.

Bring along some detergent (packing light is cool)

Bring a tiny flash light so you can find your way on the dark bike paths

Beach Umbrella, Folding chairs, Sand toys for kids are cheaper here!

A large mesh beach bag is good to haul all this stuff to and from the beach

 

Lastly, put together a beach first-aid kit. It should include things such as Aloe Vera cream, sunburn reliever, band aids and anti-bacterial ointments. Don’t forget the over the counter pain relievers and be sure to add any prescription medications that your family may need while they are traveling. 

 

Have fun at the beach, but be sure to take a look at real estate.  2009 will go down in the books!  Right now, we are selling some of the best real estate we have ever seen.  Buyers are being rewarded for making offers in this market.
