Daufuskie Bluff

The Gateway to Daufuskie

The original developers of Melrose(Daufuskie Island Resort) chose departure from Hilton Head Island when they built the resort back in the 1980’s.  Although this served them well, it was not the fastest connection to Daufuskie Island.  In fact, the out of state traveler had to take a much longer car and longer boat ride to finally arrive on Daufuskie Island.  It would have been much faster and easier to leave from the Savannah Riverfront.  Perhaps the next chapter for Daufuskie may include access this way.

 

Daufuskie Bluff is an idea for Embarkation

We have a property and an idea that we would like to share with the forward thinkers, future owners and planners of Daufuskie.  Daufuskie Bluff is beautiful acreage located at the end of the Haig Point Road(past Marshside Mamas at the end of the pavement). This penninsula is surrounded by deepwater and Conyard Creek.  As a proposed landing this property could serve Daufuskie as a gateway and meeting place for residents and visitors alike.  The big oak tree and the sun sets from this property are incredible.  Although it must meet county approval, the site could serve commercial and residential endeavors.  It is the first landing as boats travel from Daufuskie into the Intracoastal and is zoned commercial.    Daufuskie Bluff is actively listed for sale(partner is a licensed South Carolina Realtor).  For more information, please contact us directly at robbie@robbiebunting.com or 800-932-3652.

I was driving down the William Hilton Parkway yesterday and spotted the first sign that our selling season will soon come to an end.  The pumpkin patch mobile home pulled into position across from Harold’s Diner.  Soon the green and white tent will go up and we will all be thinking a little more about the holidays and a little less about real estate.  After they sell all the pumpkins, out come the Christmas trees but, between now and than Hilton Head Island will offer Chamber of Commerce Weather which in turn attracts great buyers.  Read the rest of this entry



Hilton Head’s Recession is Over!

The Director of Sales at Dunes Marketing Group, Bill Baldwin was recently quoted in the local Island Packet stating that the Hilton Head real estate market bucks the downward real estate trend reported nationally.  Now I really don’t know how a newspaper makes money, but as a Hilton Head homeowner and a realtor on the Island, I think I would read the paper more often and even advertise more frequently if the paper had more news like this in the headlines. Meaningful conversations are not always easy!

It is said meaningful conversations contribute to happiness.  One agent explained that he has been telling good people some tough stuff lately.  We all seem to dance around the tough subjects, but certainly it makes more sense to have a meaningful conversation before a selling season.  These tough conversations often revolve around issues including access, condition or price with timing on the sellers side for the upcoming fall season!  Read the rest of this entry

Baby boomers will make their move to Hilton Head in 2011

It is not until next year that baby boomers will begin retiring in force and this group will have major impact on areas like Hilton Head Island despite the economy.  With the “oldest” turning 65 years and the “younger” ones turning 50, these boomers will start begin their pilgrimage in numbers next year.  Although we are busy selling real estate on Hilton Head, this is the calm before the storm and we need to prepare ourselves for this deluge.  The economy may have slowed some of this group down, but it is impossible to stop them.  The key though is to be in front of them. Now is the time to get off the fence!

Last month in June, we rocked and sold eight properties, just Jane and I.  If you are thinking of selling, now is the time to get on the market or price your property to sell.  It will not do any good to evaluate price in December when Hilton Head Island has fewer visitors and everyone is thinking of the holidays.  Hilton Head Island is seasonal and we have buyers looking for properly now. National Flood Insurance Program in effect

Flood Insurance on Hilton Head Island

While we have found that most Flood Policies are assumable and we have closed our Hilton Head homes with the new buyer assuming the sellers policy, Congress has extended the National Flood Insurance Program (NFIP) through September 30th.  The bill is retroactive and will cover the lapse period from June 1, 2010, to the date the law is enacted. 

National Flood Insurance Program Extension Act of 2010

Senate passage of the National Flood Insurance Program Extension Act of 2010 (H.R. 5569), reauthorizes extension the NFIP until September 30, allowing currently stalled transactions to move forward. The bill is retroactive and covers the lapsed period from June 1, 2010, to the date of enactment of the extension. Any new policy applications or renewals that were signed and submitted during the lapsed period will be effective from the date of application. In the case of waiting periods, the waiting period will start from the date of application.

The Good Ole Days

While we have been selling up a storm on Hilton Head Island, there are still some sellers and agents that seem to be waiting for the good ole days.  Those good ole days gave sellers lots of showings and offers to consider in the sale of their property.  For listing agents the good ole days meant they could sit back and wait for a buyer or another agent to bring them offers on one of their many listings regardless of price, condition and even location.  For the buyer agents, the good ole days meant they did not have to shop or sort through thousands of listings to find the perfect one, all they had to do is show the one or two that were available and ask the buyer to decide on one or the other.  For the buyers, the good ole days meant you had to decide quickly or you might lose the better property in negotitaion or by another offer.  The good ole days were simple, but they are gone and we as agents, sellers and buyers need to move on.
