April 1st is tomorrow and with it comes no surprises.  Hilton Head real estate sellers that go to market will get sold.  Last week we sold 11 properties and almost every week the number increases in the selling season.  If you are a seller and wondering why you are seeing few or no buyers, value is directly related to showings.  If you have few showings, but no offers, your value  may be a little off.  If you have no showings your value is really off.   When a seller sees lots of buyers and agents in and out of their property, chances are they will sell soon. Most purchasers would rather drive by a property before ever calling a real estate agent.  Now with the internet, purchasers and agents can save gas, money and time. In fact, purchasers can now stand on the street with Google Earth,  they can map the location with our MLS, they can take  a visual tour of the property and they can even review comparables without ever leaving their home or office.  We have found because information travels so fast that the first thing to do once you discover a property you like on the internet is to notify your Hilton Head REALTOR ASAP. Take a look at time. 

I used to ask new Hilton Head buyers how much they wanted to spend, but not anymore.  Instead, I now am going to ask every buyer how many?  How many days before they buy?  How many months or years will they wait?  How many memories are they willing to miss?  In fact, a decision cannot be made until a prospective Hilton Head Purchaser places a higher value on their time.  No matter how good a deal it is!

In the 25 years of selling real estate on Hilton Head Island, I have seen buyer cycles come and go.  Although this cycle may appear longer or deeper than the others, it too shall pass.  One thing I have found in these cycles is that the very best real estate deals are often struck when the news in the papers is really, really bad.  That said, the recent NYT article “Widespread Fear Freezes Housing Market” triggers another good reason to buy real estate on Hilton Head.  While it may have made every buyer and seller shudder, one agent said it perfectly when he stated “Do the opposite of what they say in the newspapers when you buy and sell real estate on Hilton Head Island and your timing will always be good”…and the local numbers support the reasons why! Happy Half Year!

As we are now half way through 2010, I wanted to wish my clients and friends a very happy half year!  As we stated at the beginning of 2010, the market is changing.  We have seen positive improvements take place and we also can see challenges ahead.  There are also several vanishing opportunities worth noting.  All in all, the first half was a great improvement over 2009.  In fact, my company and I doubled our sales and volume in the first half of 2010 compared to the first half of 2009.  We are very happy to be busy with buyers once again.
